This report provides essential current and historical planning information for residential property transactions. Planning applications, land use policies and aerial photography is supplied for the property and surrounding area.
Plansearch Plus
A comprehensive report providing essential planning information for residential property transactions. The report includes a 250m search for planning applications, land use policies, footpaths and rights of way and telecoms masts. Further neighbourhood information is provided, including local schools, the local council, local crime statistics and local amenities.
Drainage Search Report
Synactic Ltd is pleased to advise that we now provide Drainage Search Reports to satisfy client demand.
The Drainage Search Report includes your copy of the plan showing the location of the PUBLIC FOUL SEWER and MAINS WATER services nearest to the property concerned.
This service covers the whole of the England and Wales.
CON29DW Drainage Search Report
Synactic Ltd can provide official CON29DW Drainage Search Reports.
The Drainage Search Reports can be offered from any water and drainage provider in England and Wales.
Mining Searches
Coal Mining reports can be requested. These are provided by the Coal Authority. If the initial postcode search does not recommend a search then no fee will be charged. Reports supplied at Coal Authority prices.
Chancel Searches
Chancel repair liability is a real and continuing problem with a direct financial impact on the title held by the Homeowner. Combining historical parish boundary data, modern Geographical Information System [GIS] mapping techniques and information derived from the relevant Inland Revenue indices held by the National Archive.
This search will accurately establish whether or not a property is within a parish that still retains the potential to charge for the cost of repairs to the church chancel. It should not be assumed that:
- the property must be in a rural location
- that the liability is in respect of repair costs for the whole church
- that the property has to be adjacent or close by a church
either a report is issued stating that there is a potential liability within the parish or a certificate confirming that there is no risk.
